What is the difference between a Property Manager and a Property Administrator?
A Property Manager is a registered property administrator but specialised in the management of rental properties and the particularities of the management and actions in this type of property subject to rental contracts.
Legal and tax advice is essential and fundamental to the formalisation and resolution of rental contracts, but the day-to-day reality during the term of the rental contract is that 85% of the activity of a Property Manager is based on landlord-tenant mediation to resolve conflicts and disagreements between the contractual parties as well as the management and coordination of contractors, technicians, insurance companies and suppliers to resolve incidents, claims, repairs, maintenance and replacements without incurring costs that are not in line with market realities or that are not necessary or essential and which are detrimental to landlords.
If I have a Property Manager, who attends to the tenants and receives their complaints, notifications or communications and resolves the problem?

The Property Manager and his team, in the name and on behalf of the property, will carry out all the management and actions that the owner is subject to as a landlord of a rental property in accordance with the contractual and legal framework.
How are the repairs and incidents that the rented property needs managed?
The philosophy and backbone of our company is not to make a business out of the problems of our landlords.
For this reason, in the event we have to undertake the management and coordination of an incident, repairs, maintenance and replacements in the first place and at no extra cost for the owner, a rigorous technical report will be done to determine the origin of the incident, the reason for the action that will need to be carried, and ruling how and who should assume the responsibility and cost of the action; landlord or tenant.
In the event that it is the landlord who must bear the cost of the action by contractual stipulation or by the applicable legal framework, the Property Manager will use the landlord's tools (home insurance and maintenance contracts) as well as the human and professional resources (industrialists trusted by the landlord) to undertake the action.
In the event that the owner does not have the tools or human or professional resources, the Property Manager will use our extensive network of technicians, contractors and ability to negotiate prices so that, through a previous budget and the acceptance of the owner, the action is resolved.
It is important to note that a Property Manager is not a commission agent, but a representative of the property that seeks a resolution of the incident at the best price with the best and/or appropriate technician for each incident in order to maintain the stability in obtaining rental income that is inherent in the contractual relationship between landlord and tenant.

When the time comes to look for a new tenant for your property:
Option A: In the event that the owner has a trusted commercial agent or agency, the Property Manager will coordinate with the commercial agent appointed with the property all the necessary commercial activity to obtain the best tenant profile.
Option B: In the event that the owner does not have a relationship with or preference for an agent or commercial agency, the Property Manager will activate the marketing of the property through the external network of more than 100 agents and marketing agencies with which PM BMG-Administradores has a collaboration agreement so that, always prioritising the criteria and interests of the owner, the rental of the property can be closed with the best profile of the future contractual tenant.
